This is the densest ground in the state. Downtown Jersey City and the Hoboken grid are rows of narrow buildings sharing party walls, on lots with no yard and no place to set a pad. Union City, West New York, Weehawken and Guttenberg stack the same problem up a cliff. So the outdoor unit goes on the roof, on a bracket off the rear wall, or into a light well — and each of those placements raises a structural question, a vibration question and a service-access question that has to be answered before the equipment is chosen.

Above six storeys the building itself becomes a party to the work. Waterfront towers and converted warehouses run on water-source heat pump loops, packaged rooftop equipment or through-wall PTAC units, and getting anything in or out means a certificate of insurance naming the corporation and the managing agent, a booked and padded freight elevator, a work-hour window that usually ends mid-afternoon, and the super on site. Where a unit will not fit an elevator, it goes over the parapet by crane, which means a street closure applied for well in advance and a rigging plan that the building approves first.

South and west it eases. Bayonne, Secaucus, Kearny and Harrison have driveways, yards and low roofs, and the work looks more like conventional residential service — although the Secaucus and Kearny industrial stock brings its own rooftop units. Carlstadt is a short run across the Meadowlands on Route 3 or the Turnpike, so this whole county is close to the shop.

What Hudson Residents and Boards Ask

Do you do HVAC repair in Jersey City?

Yes — Downtown, the Heights, Journal Square, Greenville and the waterfront, on ductless, ducted, PTAC and water-source equipment. Can you work in my Hoboken condo building?

Almost certainly. We carry the insurance most Hoboken buildings ask for and can issue certificates naming the association and the managing agent, which is usually the step that holds a job up. Tell us the elevator restrictions and the permitted work hours and we will build the schedule around them. See the Hoboken page.

How does a condenser get onto the roof?

Three ways, in order of preference: up the freight elevator and out the bulkhead if it fits and the weight limit allows; carried up a stair in pieces on a smaller system; or over the parapet by crane. The crane option needs a lift plan, a street closure and a date the building agrees to, so it is arranged weeks ahead rather than the same week.

Where can the outdoor unit go if there is no yard?

Roof, on sleepers with vibration isolation and a service path; a wall bracket over the rear yard; or a light well if there is enough free air around it. What rules a location out is usually recirculation — an outdoor unit in a shaft breathing its own discharge will not perform, whatever the label says. We look at airflow around the spot before we commit to it.

Do you replace through-wall and PTAC units?

Yes, and it is common in the older mid-rise stock through Union City, West New York and the Jersey City towers. The sleeve dimensions and the electrical supply usually decide the replacement, and where a whole building is being done we can standardise on one chassis so future service is simple.

Who applies for the street closure?

We do, along with the mechanical permit. Every municipality in the county runs its own process and its own lead time, which is why the rigging conversation happens at the estimate rather than the week before. The building gets the plan and the date in writing.

Do you cover Bayonne, Secaucus and Kearny?
