The County Splits at Route 17
West and north of it โ Mahwah, Ramsey, Saddle River, Ridgewood, Westwood โ lots get wide and driveways get long. Those houses carry more square footage than one system should be asked to condition, usually across three floors with a bonus room over the garage. Where the driveway curves two hundred feet uphill and turns to gravel, the changeout is planned around where the truck can stand, so a lift or a longer carry is scheduled rather than discovered.
East and south โ Fort Lee, Cliffside Park, Bergenfield, Teaneck, Hackensack, Lyndhurst, Rutherford โ the stock runs 1920s through the 1950s on lots barely wider than the house. Side yards are the whole problem: a condenser needs clearance to the property line and breathing room off a neighbour’s bedroom window, and the pad location often decides which equipment is a candidate at all.
Much of that eastern stock also carries the ghost of a gravity furnace: the octopus came out decades ago, a forced-air unit went in below the old trunk, and nobody resized anything. We measure static pressure before quoting a replacement, because the ductwork is usually why the last one disappointed.

How long does it take you to get here?
Depends where you are. Carlstadt sits at the southern end on Route 17, so Rutherford, Lyndhurst and Hasbrouck Heights are minutes out, and the Parkway puts Paramus, Fair Lawn and Ridgewood within an easy run. Mahwah, Ramsey and Saddle River are the long end and get a firm arrival window rather than a vague one. Towns near the bridge are often covered from Englewood Cliffs.
My second floor is always hot and the first floor is freezing.
In a zoned Bergen colonial that is usually the zone hardware rather than the equipment: a damper motor failed open, or a bypass damper dumping supply air straight back into the return so the upstairs zone never gets its share. In an unzoned house it is a duct sizing problem. Either way the fix starts with a static pressure reading and a look at the damper positions. See ductwork and zoning.
Should a large house have one system or two?
Past three floors of conditioned space with a bonus room over the garage, two smaller systems usually beat one large one: duct runs get shorter, each system stays in its efficient range longer, and a failure takes out half the house instead of all of it. The load calculation answers it properly, and we run one first.
There is barely room for a condenser on my lot. What now?
Common east of Route 17, where houses sit close to the line. We check clearances against the actual survey, look at whether the pad can move to the rear yard on a longer line set, and consider a compact or ductless outdoor unit that fits where a conventional condenser will not. Noise matters too โ an inverter-driven unit beside a neighbour’s window is a very different proposition from a single-stage one.
Do you pull the permit, or do I?
We do. Changeouts are permitted work in New Jersey, and with seventy separate building departments here the filing and inspection process differs town to town. We file under our Master HVACR licence, schedule the inspection, and hand you the closed permit โ which matters when you sell.
Can you work on the old converted gravity systems?
Yes, and Teaneck, Bergenfield and Hackensack are full of them. We measure, say what can be re-used, and price the duct work into the job rather than discovering it halfway through.
