Sylvan Avenue runs along the top of the Palisades between the bridge and the parkway, and it is lined with corporate buildings on one side and the cliff on the other. Our office is a suite here, not a warehouse — heavy equipment still comes off the racks in Carlstadt. What this address buys is proximity to the densest vertical housing in New Jersey and to the on-ramp for anything east of it.
Fort Lee is the reason. The towers along Main Street and Hudson Terrace are full of fan-coil and vertical-stack systems, PTAC sleeves cut into a wall in 1972, and two-pipe changeover risers that can give a building heating or cooling but not both in the same week. None of that is a house call. It is a building-management call: a certificate of insurance on file, a freight elevator window, a route through the garage, and a board that has to approve a condenser on a balcony before a permit is worth applying for.
West of the ridge the work turns residential again. Englewood, Tenafly, Leonia and Teaneck are Tudors and centre-hall colonials from the twenties and thirties, built on Palisades diabase, so the crawl spaces were cut into rock and the mechanical room is whatever was left over.

It is a second office inside a county we already cover, added because the eastern edge behaves nothing like the rest of Bergen.
Do you work in Fort Lee high-rise condos and co-ops?
That is most of what leaves this office. Fan-coil and vertical-stack replacement, PTAC sleeves, condensate risers and the slow diagnosis of a unit that is cold only when the building is in heating mode. We are used to filing a certificate of insurance with management, booking a freight elevator, and protecting a corridor carpet on the way in.
Can I put a new condenser on my balcony or the roof?
Sometimes, and the mechanical answer is the easy half. A balcony placement needs the board or management to approve the location, the line-set route and often the noise level, and the municipal permit comes after that, not before. We will tell you at the survey whether your building has a precedent for it and what the realistic alternative is — often a ductless system with the outdoor unit on a shared platform.
Do you cross the George Washington Bridge for work in New York?
