The Passaic split

Mill Towns Below, Lake Country Above

Paterson and the city of Passaic were built for mill workers between the 1880s and the 1910s: narrow frame two- and three-families on short lots, cellars with low headroom and one bulkhead stair everything has to come out through. Most of it heats on one-pipe steam, often on a chimney shared between units, so a venting decision in one apartment is a safety question for the one above.

Clifton is the middle ground and the bulk of the county’s houses: brick two-families, capes and split-levels through Botany, Athenia and Delawanna, built either side of the war. The older half runs steam or hot water; the newer half is ducted forced air. Hawthorne, Totowa, Woodland Park and Little Falls follow the same pattern with one extra factor โ€” parts of the Passaic River corridor take water, and a basement that has flooded once changes where the furnace belongs.

North and west, past Pompton Lakes, the county turns rural. Wanaque, Ringwood and West Milford are wooded uplands and lake communities where a great many roads have no natural gas main at all. Heat is propane from a yard tank or oil from a basement one, the water is a well, and the driveway is a few hundred feet of gravel through trees. That is planned work with a proper window, not a fifteen-minute run.

What Passaic Homeowners Ask

Do you do HVAC in Clifton, NJ?

Clifton is one of our busiest towns, and one of the more mixed: the pre-war half of the city runs steam and hot water, the post-war half is ducted, and plenty of two-families have one of each. That is why the first visit looks at the distribution as well as the appliance. Clifton work runs out of Carlstadt, a short trip down Route 3.

Do you handle AC repair in Clifton and Wayne?

Yes to both, on every major brand. Wayne is largely post-war ranches and splits with the air handler in a crawlspace or an attic, so a warm-house complaint there is as often duct leakage into an unconditioned space as it is a refrigerant problem. There is no gas main on my road. What are my options?

Common through West Milford, Ringwood and the Greenwood Lake side of the county. The realistic choices are propane, heating oil, or a cold-climate heat pump with backup. Because delivered fuel is priced very differently from a piped supply, the arithmetic often favours the heat pump in a way it would not in Clifton. We run the heat loss and compare them on your house rather than in general. New Jersey incentive programs may apply.

My basement takes water. Where should the equipment go?

Not where it drowned last time. In Little Falls, Woodland Park and the low streets of Wayne we set furnaces and air handlers on raised platforms above the recorded flood line, move the controls up with them, or relocate the system to a first-floor closet. It costs more on the day and far less across the next decade.

Do you still service oil heat?

Yes. Burner service, nozzle and electrode work, and the annual clean that oil equipment genuinely needs rather than merely benefits from. We also do the conversions people actually ask for: oil to propane where a tank exists, and oil to heat pump where the electrical service can carry it.

Can you work in a Paterson two- or three-family?

Yes, and two things decide those jobs: the cellar stair and the chimney. A boiler that will not turn on the bulkhead stair comes in as sections. A flue carrying two appliances has to be sized and lined for what is left on it after a changeout โ€” a safety matter for the whole building, not just the unit paying. See the Paterson page.

How far ahead should the western townships book?

For planned work โ€” a replacement, a conversion, a maintenance visit โ€” book ahead and we will hold a firm window. Emergencies are still emergencies and we come, but a lake road in a snowstorm is an honest drive from the Meadowlands and we would rather tell you that than guess low.
