Victorians, Radiators and a Century of Re-Piping

Montclair, Glen Ridge, South Orange, Maplewood and Essex Fells were built between the 1890s and the 1920s: balloon-framed, plaster over lath, three storeys with a finished attic, and not one duct chase anywhere in them. Heat came from a coal boiler in the cellar. That boiler became oil, then gas, and every conversion left its mark on the near-boiler piping. What we usually find is a header that no longer matches any manufacturer’s diagram, which is why the steam leaves the boiler wet and the radiators hammer.

Most of what gets blamed on an old boiler is not the boiler. A radiator at the far end of the main that never heats is a main venting problem. Banging is condensate trapped by a radiator pitched the wrong way or a wet return that has silted up. Short-cycling on pressure is a pressuretrol set for a building three times the size. Those are afternoons of work, not replacements, and we say so before we quote iron.

Belleville, Bloomfield, Newark and the older side of Nutley are a different problem: two- and three-family houses on one boiler, with the only thermostat in the first-floor apartment. The top floor bakes, the ground floor is cold, and nobody is wrong. Thermostatic radiator valves and correctly sized vents solve more of that than new equipment does. West of the ridge โ€” Livingston, Roseland, Cedar Grove, Verona โ€” the stock turns post-war and ducted, and the work turns back into load calculations and static pressure.

  3. Fix or Re-Pipe

    Often venting and piping. Where the block really is done, we size the replacement from a room-by-room heat loss, not the old rating.

  4. Balance and Verify

    Pressure set low, every radiator brought up, and the building checked floor by floor before we leave.

What Essex Homeowners Ask

Can I get central air in a house with radiators?

Yes, and it is one of the most common jobs we do in Montclair and the Oranges. Two routes: small-duct high-velocity, where flexible two-inch tubing runs through closets and joist bays to small round outlets, or ductless heads and ceiling cassettes. High-velocity keeps the ceilings clean but needs a route for the air handler and trunk. Ductless costs less disruption and zones room by room. Why do my radiators bang?

Condensate sitting where steam wants to travel. Usually a radiator that has lost its pitch back towards the valve, a sagged main, or a wet return that has silted up over the decades. Sometimes it is the boiler running at far higher pressure than a residential system needs. None of those are cured by a new boiler, and installing one without fixing them buys you the same noise on newer iron.

Do you do AC repair in Montclair, NJ?

My three-family has one boiler and nobody agrees on the heat.

Standard in Belleville, Bloomfield and Newark. One thermostat cannot represent three apartments with different exposures and different tenants. Thermostatic radiator valves on the upper floors, correctly sized vents on each radiator, and a properly vented main will even a building out without splitting the system. Where it genuinely needs zoning, we price that too.

Should I convert from oil to gas?

Depends on whether gas is already at the curb, what condition the tank and chimney are in, and how long you plan to stay. The conversion is rarely just the burner: an old masonry chimney serving a modern appliance usually needs a liner, and a buried tank needs proper decommissioning. We look at all three before recommending it, and we will also tell you when a heat pump makes more sense than either fuel.

How old is too old for a boiler?

Cast iron sections outlive most other heating equipment, and a well-piped boiler from the 1980s can still be the right thing to keep. What ends them is a cracked or leaking section, a firebox that no longer holds, or a flue situation that cannot be made safe. Age alone is not a reason. A failing combustion test is.
