Most Boiler Repair Is Not the Boiler

A boiler is a vessel that makes hot water or steam. Everything else in the house is distribution, and distribution is where the complaints come from. A cold radiator, a room that overheats while the one above it stays chilly, a knock that travels along a wall at seven in the morning โ€” those are piping, venting and air, not a failed appliance.

Steam is the clearest example. In a one-pipe system the same pipe carries steam up and condensate back down, which only works if air can get out of the way first. Steam does not push air aside; it waits for the vents to release it. Choke the main vents and steam never reaches the far end of the building, no matter how big the boiler is. Half the one-pipe systems we meet in Belleville, Bloomfield and Jersey City are slow for that reason alone, and vents are among the cheapest parts in the trade.

Hot water fails differently. There the enemy is trapped air and dead circulation โ€” an air scoop that stopped scooping, an expansion tank that is waterlogged, a zone valve with a burnt motor holding one loop shut. The boiler fires perfectly and a third of the house stays cold.

So a hydronic call starts at the radiators and works back to the boiler, not the other way round. That order is the difference between a repair that lasts and a new boiler bolted onto an old fault.

Steam Boiler Repair

Main vents sized for the length of the mains, radiator vents matched to the room, chimney liners for an atmospheric boiler, and sidewall venting with condensate neutralisation on modulating units.

Boiler Replacement

A steam boiler is sized to the radiation connected to it, not to the building’s heat loss โ€” get that backwards and it will never run right. Hot water systems get the heat loss treatment and often a much smaller unit than the one leaving.

Controls & Domestic Hot Water

Outdoor reset so water temperature tracks the weather, proper zoning by thermostat or valve, low-water cutoff testing, and indirect cylinders that let the boiler make the household hot water as a priority zone.

Old Systems Deserve Better Than a Shrug

A well-piped steam system in a solid old building is a fine way to heat. Most of them are not broken. They are neglected.

How we approach it

Working the Loop, End to End

  1. Identify the System

    One-pipe, two-pipe, gravity conversion or pumped hot water. The pipe layout in the basement tells us more in five minutes than the badge on the boiler does.

  2. Follow the Heat Out

    Vents, traps, valves and every radiator that misbehaves get checked while the system runs, because a cold emitter is evidence and it disappears once things are shut down.

  3. Fix the Cause

    Venting and controls put right, piping corrected where it has to be, and the appliance itself serviced โ€” in that order, with the reason for each one explained.

  4. Balance and Prove It

    The system is run up from cold and watched to the far end of the building, so you can see heat arriving where it did not before.

Why is one radiator cold when the rest are hot?

On steam it is nearly always the vent on that radiator, blocked or painted shut, so the air inside has nowhere to go and steam cannot enter. On hot water it is usually air trapped at the high point of that loop, or a valve not opening. Either way it is a small part and an hour of work. What it is almost never is a boiler too small for the building, which is the answer that gets offered most often.

Why do my steam pipes bang?

Because steam and liquid water are meeting in the same pipe at speed. The usual causes are a main that has sagged or lost its pitch so condensate pools in the low spot, a radiator tipped away from its valve, or wet steam leaving a boiler whose near-boiler piping is wrong or whose water needs skimming. Banging is not a quirk of old buildings to be lived with โ€” it is a symptom with a short list of causes.

What pressure should a residential steam boiler run at?

Far lower than most are found set. A house system distributes steam on ounces of pressure; a cut-out around a pound and a half with a cut-in under a pound suits the great majority. High pressure does not push heat further โ€” it slows the steam down, keeps the boiler cycling on the control, and burns fuel to no purpose. Turning that setting down is often the first thing we do and it costs nothing.

How do I tell whether I have steam or hot water heat?

Look at the boiler. A steam boiler has a sight glass with a visible water line and a pressure gauge reading in low single digits. A hot water boiler has a circulator pump or several bolted to the piping, an expansion tank, and a gauge showing both pressure and temperature. At the radiator, a small silver or brass vent on the side means one-pipe steam; a valve at each end and no vent usually means hot water.

Why does my boiler keep taking on water?

Water is leaving somewhere. On steam, a failed trap or a leaking underground return line will keep the automatic feeder running, and every gallon of fresh water brings oxygen and minerals that eat the boiler from inside. On hot water, a weeping relief valve usually means the expansion tank has lost its air charge. Constant make-up water is the single fastest way to destroy a boiler, so it is worth chasing early.

How long does a boiler last before replacement?

Cast iron routinely outlives the people who installed it โ€” thirty years and beyond is ordinary if the water chemistry was kept sane. Condensing units are more like fifteen to twenty and depend heavily on being serviced. The trigger for boiler replacement is usually a section leaking through or a conversion off oil, rather than age by itself.

Can I keep my radiators if I replace the boiler?

Yes, and you generally should. Cast iron radiators are excellent emitters and there is no reason to skip them. On steam they set the size of the new boiler, so we measure the connected radiation before ordering anything. On hot water they open an option worth considering: large old radiators can often run at lower water temperatures, which is what makes them a reasonable match for a condensing boiler or a heat pump later on.
