Bigger Is the Wrong Answer

The instinct on a replacement is to keep the same tonnage, or go up one size because the house was never quite comfortable. Both are usually mistakes, and the second one is the expensive kind.

An air conditioner does two jobs at once. It lowers air temperature, and it condenses moisture out of the air onto a cold coil. The first happens quickly; the second only happens while the machine keeps running. Oversize the equipment and it satisfies the thermostat in short bursts, never runs long enough to strip much water out, and leaves you at seventy-two degrees and clammy with the fan cycling on and off all afternoon. That is the latent load, and it is the part a rule of thumb by square footage cannot see.

So the load calculation is done properly: orientation, glazing area and type, insulation levels, infiltration, occupancy, and the internal gains from a kitchen or a home office. New windows and attic air sealing since the original install routinely drop a house a full size. We would rather hand you a smaller number and explain it than sell you tonnage you will feel every August.

The other half is the ductwork nobody looks at. A three-ton condenser needs roughly twelve hundred cubic feet a minute of air moving over the coil, and plenty of Northern New Jersey duct systems built for a smaller, gentler furnace cannot deliver it. We put a manometer on the system before quoting. Where the returns are undersized, fixing them is part of the job, not an upsell after the fact.

Six Parts of an AC Installation

Equipment is one line on the proposal. These are the other six, and they are where an install goes right or wrong.

Load Calculation

A Manual J done on your house, splitting sensible from latent gain. It is what decides tonnage, and it is the step most quotes skip entirely.

Ductwork & Return Air

Static pressure measured, return area compared against the airflow the new coil needs, undersized returns opened up, leaky joints sealed while access is open.

Equipment Selection

Single-stage, two-stage or inverter-driven, matched as a rated pair so the coil and condenser perform as tested. Longer, gentler run times are what dry a house out.

Line Set, Power & Condensate

Reuse only where diameter and cleanliness allow, flushed or replaced where the old system ran obsolete refrigerant or burned out a compressor. Drain routed with a trap, a secondary pan and a float switch.

Permits & Inspection

New Jersey municipalities treat a changeout as permitted work. We file it, meet the inspector and keep the approved paperwork with the job file, which also feeds the rebate claim.

Commissioning

  1. Survey and Measure

    An estimator walks the house, records the building details the calculation needs, reads static pressure on the existing system and photographs the access route.

  2. Proposal with Options

    Usually three: a straight like-for-like, a right-sized system, and a heat pump that covers winter too. Each with what it fixes and what it leaves alone.

  3. Install Day

    Old refrigerant recovered, floors covered, new equipment set, duct corrections made, line set and drain run, electrical landed and the system started.

  4. Commission and Register

    Airflow and charge verified against the design, readings recorded, the system registered with the manufacturer and the inspection booked.

AC Installation FAQs

How much does a new air conditioner cost?

Five things move the number: the calculated capacity, the efficiency and staging tier you choose, how much duct and return work the airflow requires, how hard the equipment is to get in and out, and whether the electrical service and line set can be reused. An attic changeout up a pull-down stair with undersized returns costs more than a basement swap with good ducts, for identical equipment. We itemise all five so you can see which parts are optional. Financing is available, and state and utility rebates may apply.

Should I repair or replace my air conditioner?

Weigh four things in order: age, refrigerant, which part failed, and how many times you have already called. Under ten years with a capacitor, contactor or fan motor gone โ€” repair, without hesitation. Past fifteen with a leaking evaporator coil or a failed compressor, especially on obsolete refrigerant, the repair buys a season and the replacement buys a decade. The middle years are a genuine judgement call, and it usually turns on whether the ductwork needs attention anyway, because that work is far cheaper with the system already opened up.

What size air conditioner do I need?

Whatever the load calculation says, which is frequently less than the unit being replaced. Square footage on its own is a poor predictor: two houses of the same size in Montclair, one with original single glazing and an unsealed attic, the other retrofitted, can differ by a full ton. The calculation reads the actual building. It also splits the moisture load from the temperature load, which is what stops the new system feeling damp.

Can I replace just the outdoor unit?

Rarely a good idea, and often not permitted. Condensers and indoor coils are rated and sold as matched pairs; bolting a new outdoor unit to an old coil gives you neither the capacity nor the efficiency on the label, and the metering device may be wrong for the new refrigerant entirely. If the existing system runs R-22 the answer is no โ€” the refrigerants are not interchangeable and the oil is different. Where the indoor coil is genuinely recent and the match is listed, we will do it and say so.

How long does an AC installation take?

A straight changeout with good access is normally a single day, start to finish, with the house cooling again that evening. Add a day where the air handler is in a tight attic, where duct or return modifications are part of the scope, where a new circuit has to be run, or where a ductless system means multiple indoor heads and line sets through finished walls. The inspection follows later and does not keep the system off.

Do I need a permit to replace an air conditioner in New Jersey?

In practice yes โ€” municipalities here treat mechanical changeouts as permitted work, and the electrical side often needs its own. A licensed contractor files it; ICS holds NJ Master HVACR and Home Improvement Contractor licences and pulls the permit as part of the project. Unpermitted equipment tends to surface at the worst moment, during a home sale, and rebate programs generally want the approved inspection on file.

Is a two-stage or inverter system worth the difference?

It depends on what bothers you. Single-stage equipment is either full output or off, which is fine in a tight, well-ducted house and unpleasant in a leaky one. Variable-capacity equipment loafs along at part load for hours, which holds temperature steadier, runs quieter, and pulls far more moisture out because the coil stays wet. In a humid Jersey July that difference is the one people actually notice.

Are there rebates for a new cooling system in New Jersey?

Often, and they are worth checking before you choose equipment rather than after. State and utility programs favour high-efficiency and heat pump systems, and eligibility usually depends on the exact model pairing and on a properly documented, inspected install.
