Two Warren Counties, and We Work Both

Down on the Delaware, Phillipsburg is a nineteenth-century railroad town built up the side of a hill: brick and frame twins and rows, party walls between neighbours, chimney stacks serving more than one house, and steam or gravity hot water that started life under a coal boiler. Working in those houses is a question of access before it is a question of equipment. There is no side yard to swing a boiler through, the stair to the cellar turns twice, and whatever you do to a shared flue affects the family next door.

Head north and east and it is a different county entirely. Hackettstown sits on the Musconetcong with a compact centre and newer development at its edges. Belvidere, Washington, Blairstown, Hope, Independence, Mansfield, Greenwich and Lopatcong are farm roads and river valley — houses that began as three rooms in the 1840s and grew a wing in 1910, a kitchen in 1968 and a family room in 1994. Each era has its own wall construction and its own heat loss, and the heating system was extended rather than redesigned. That is why one wing is always uncomfortable.

Which parts of Warren County do you cover?

My Phillipsburg twin shares a chimney. Can I still fit a new boiler?

Usually, but the flue has to be dealt with honestly. A sealed-combustion boiler vents through the wall in plastic and leaves the masonry stack behind, which is often the tidiest answer in a shared stack. If the neighbour still vents into it, that flue now serves one appliance instead of two and may need relining. We look at both sides before quoting.

One wing of the farmhouse is always cold. Why?

Because it was added to a heating system that was already sized for the original house. Somebody extended the loop or ran one more branch, and by the time water or air reaches the far end there is nothing left in it. The fix is a zone with its own circulator or damper and its own thermostat, or a ductless head serving that wing outright. Extending the existing run one more time will not do it.

We burn wood as well. Does that affect the heating system?

It can. A stove, a kitchen hood and a dryer all pull air out of the house, and a natural-draft boiler or water heater in the same basement has to compete for what is left. When it loses, exhaust spills into the room. We test for that under the worst realistic combination and fix it with combustion air or sealed-combustion equipment. It is the single most useful test we run in this county.

Can you heat a barn or a workshop?

Yes. A gas or propane unit heater suits a working shop where the doors open all day; a ductless head suits a finished studio or office where you want quiet and cooling too. Electrical supply, ceiling height and insulation decide it — an uninsulated bank barn is an envelope problem before it is a heating one.

We are on propane. Is the tank we have big enough for a new system?

Not always, and it is worth checking before the equipment is chosen. Tank size, regulator staging and the gas line to the appliance all have to carry the peak draw, and adding a second appliance to a line sized years ago for one is a common cause of nuisance lockouts on the coldest morning. We size the whole run and coordinate with your supplier if the tank needs upgrading.
