Along Meadowlands Parkway, Seaview Drive and the Turnpike frontage, Secaucus is distribution buildings, showrooms and back offices. That work is rooftop package units, gas-fired unit heaters and make-up air over the dock doors, with an office block at the front that has its own load and its own thermostat war. The practical questions are which weekend the roof can be occupied, how the lift gets past a live truck court, and whether the existing curb matches anything currently made. It usually does not, which is why we cut adapters in our own shop rather than waiting weeks on a factory one.

The residential half — Harmon Cove, the townhouse developments off County Avenue, the newer construction near the train station — is attached housing from the 1970s onward. Air handlers live in attic platforms or a closet the width of a door, condensers sit on a small pad in a shared rear court, and the association usually has an opinion about where a replacement goes and how it is screened. Attic equipment in an attached home makes condensate a ceiling risk, so secondary pans and float switches matter more here than in a house with a basement.

Then there is the ground itself. This is filled meadowland, and settlement is real: pads tilt, condensate lines lose their pitch and line sets get put in tension where a slab has dropped away from the wall. On a changeout we reset the pad properly instead of levelling the new unit on the old one.

Can you replace a rooftop unit without shutting the warehouse?

Usually, yes. The lift happens when the truck court is quiet — early Saturday on most of the Meadowlands Parkway buildings — and the area under the flight path is cleared and controlled for the hour it takes. The longer part is the curb: if the new unit does not match the old opening we fabricate an adapter in Carlstadt beforehand, so the roof is open for a single shift rather than while a part is on order.

Why does my townhouse air handler leak into the ceiling?

Because it is above the ceiling and something downstream stopped draining. The primary drain blocks with biological growth, the pan fills, and in an attic the next stop is drywall. In the developments here we look for a secondary pan under the unit, a float switch that cuts the system before the pan overflows, and a drain line that still has fall in it — settlement and a knocked hanger take the pitch out of more of these than clogs do.
