Salt Air Sets the Service Interval in Bayonne

Bayonne is roughly a mile wide with water on three sides, and the prevailing wind carries salt across all of it. That does two things to HVAC. Aluminium condenser fins corrode and lose heat transfer, so a unit that tests fine on refrigerant still runs high head pressure and short-cycles on a hot day. And the steel cabinets, fasteners and disconnect boxes rust from the bottom up, particularly on units set on a slab where splash keeps the base wet. On this side of the county we specify coated coils on replacement, set condensers up off grade rather than flat on old pavers, and put a coil rinse on the yearly schedule.

The housing is its own constraint. Most of the city is two- and three-family frame houses on lots that leave a passage of a few feet between neighbours, sometimes shared. A condenser dropped into that gap is boxed in by two walls, and it will pull its own hot discharge straight back through the coil unless the clearances are right. Often the better spot is the rear yard corner or a flat porch roof, even if it means a longer line set. Bayonne does have yards and driveways, which the north end of the county does not, so there is usually somewhere better than the first slab somebody points at.

Heat is mostly gas-fired: converted steam boilers in the older Bergen Point and Broadway stock, warm-air furnaces in the post-war blocks toward the bridge, and separate systems per floor in the two-families, which is where landlord and tenant disputes over an uneven building usually start.

Does living near the water shorten the life of an air conditioner?

It shortens the life of the outdoor half of it. Salt aerosol settles on the coil and between the fins, holds moisture against the aluminium and the copper, and eats the fin stock and the cabinet steel. The compressor is usually fine; the coil, the fan motor bearings and the electrical hardware are what go. A clean-water rinse each season and a coated coil at replacement time make a real difference here.

Can the condenser go in the alley between the houses?

Only if the passage is wide enough that the unit can throw air out and not immediately draw it back. Every manufacturer publishes minimum clearances for exactly this reason, and a narrow shared alley between two frame houses often fails them. It also puts a noisy machine under a neighbour’s bedroom window. We measure the gap and look at the rear yard and the porch roof before committing to a spot.

Our two-family has one floor freezing and one roasting.

Common in this stock. Either two systems are fighting through an uninsulated floor, or one system was sized for the whole house and the upstairs was added to it with undersized duct. We measure airflow at the registers and check what each unit is actually serving. Sometimes the fix is duct and balancing, sometimes it is giving the second floor its own ductless system so tenants control their own heat.

Do you handle commercial and multi-unit buildings in Bayonne?
