HVAC in Jersey City Is Three Jobs, Not One

Downtown โ€” Van Vorst, Hamilton Park, Paulus Hook โ€” is brick and brownstone rows from the 1870s and 1880s, party wall to party wall, twenty-five feet wide with a rear extension and a light well. There is no side yard to put anything in. The condenser goes on the flat roof of the extension, on a bracket over the rear yard, or into the light well, and the light well only works if there is real air moving through it. A unit breathing its own discharge in a brick shaft will not hold capacity on an August afternoon no matter what the nameplate says.

The waterfront is a different trade entirely. Newport, Exchange Place and the Grove Street towers run apartment-by-apartment on water-source heat pump loops or through-wall sleeves, and the mechanical problem is usually a seized loop pump, a fouled coaxial coil or a condensate pan that has been overflowing quietly into the unit below. Getting a replacement unit up there is a loading dock booking, a padded elevator, hall protection and a work window that closes in the afternoon.

Then the Heights, Journal Square and Greenville: frame and masonry two- and three-families, much of it post-war, plenty of it heated by a boiler that was converted from coal to oil and then to gas, venting into a chimney that was never lined for it. Those houses have a narrow alley, a straight-run stair with a turn at the landing, and a flat roof that will carry a condenser if it is set on sleepers rather than dropped on the membrane.

Can a condenser go in my Downtown light well?

Sometimes. The test is airflow, not floor space. A shaft that is open to the sky and wider than the unit by a comfortable margin will work; a narrow slot between two rows will recirculate hot discharge and rob capacity on the days you need it. On most Van Vorst and Paulus Hook houses the better answer is the rear extension roof or a wall bracket, with the line set run up the back rather than through finished rooms.

Do you service waterfront high-rise apartments?

Yes โ€” water-source heat pumps, fan coils and through-wall sleeves in the Newport, Exchange Place and Grove Street buildings. Send the building rules with the request. We will book the dock and the elevator, issue certificates naming the corporation and the managing agent, and schedule inside the hours your building allows instead of arriving and being turned around at the desk.

Do you offer emergency HVAC repair in Jersey City?

My Heights boiler was converted from oil. Is that a problem?

Not by itself, but it changes what we inspect. A masonry chimney sized for an oil burner is often oversized and too cool for gas flue products, which condenses acid in the flue and eats the liner and the smoke pipe. On a conversion we check draft, the flue interior and the near-boiler piping before we quote anything. If the chimney is unusable, a direct-vent replacement out a sidewall usually beats relining.
