HVAC in Elizabeth, NJ Is Mostly Steam and Access

A one-pipe system heats by pushing air out of the pipes and letting steam take its place. If the air cannot leave fast enough, steam never arrives. That is why the third-floor apartment is cold while the first floor opens windows in January, and it is almost never the boiler’s fault. The main vents on the ends of the steam mains are the single most useful thing to fix in these buildings: two proper vents will change a whole house.

After that comes pressure. These boilers were meant to run at a few ounces, and we find pressuretrols set high enough to slam radiators and waste fuel while heating nothing faster. Then radiator vents, sized differently for a small back bedroom than for a front parlour with three windows, so the far end of the run fills at the same time as the near end.

The second half of the job is the building, not the equipment. Three tenants means three sets of keys, notice, and a technician who can work in an occupied apartment without leaving a mess. We schedule it that way from the start, and we send an owner who lives elsewhere the report and the photos.

What Owners and Landlords Ask

My top-floor tenants are cold and the first floor is too hot. What fixes that?

On one-pipe steam, air. Steam cannot enter a radiator until the air in front of it has been pushed out, so the units nearest the boiler fill first and the top floor waits. Fast main vents at the ends of the mains, then radiator vents sized per room, get the whole building filling together. Dropping the operating pressure helps too. A new boiler alone would not have solved it.

If I replace the old boiler, what happens to the water heater?

This catches people out. The two appliances shared one masonry flue, and the big boiler was what kept it warm enough to draw. Take the boiler off that chimney and the water heater is left venting alone into a flue far too large for it, which condenses and spills. The fix is a correctly sized liner, or moving the water heater to its own sealed vent. We price it with the boiler rather than after.

Can you work in an occupied three-family?

Yes, and most of what we do here is exactly that. We ask for one contact who can arrange entry, we give a window per unit rather than one for the whole building, and radiator work inside apartments is grouped into a single visit so nobody is disturbed twice. Floors get covered. If you are an off-site owner, you get the readings and photos the same day.

There is no side yard. Where can an outdoor unit go?

Rear yard first, then a flat roof or a rear-wall bracket above grade. What decides it is service clearance, the neighbour’s windows and where the refrigerant lines can drop without crossing a lot line. On a block this tight we walk the rear before quoting, because the placement changes the design more than the equipment choice does.
