What This Town Asks

My boiler was underwater. Can it be dried out and reused?

No. Any gas control that has been submerged is scrap by the manufacturer’s own instruction, and the ignition module, the board and the burner assembly go with it. Cleaning them is not a service a licensed contractor can sign off. What we can sometimes save is the distribution — piping, radiators, occasionally the cast iron block if a full teardown proves it out. We give you that in writing so an adjuster has something to read.

Where should new equipment go in a house near the river?

As high as the house will allow. In order of preference: a first-floor utility or laundry closet, a conditioned attic, then a raised platform in the basement with the vent termination and the electrical disconnect above the height the water reached last time. Sealed-combustion equipment makes all three possible because it no longer depends on the old chimney. Relocation is a permitted job, and we file it.

The basement smells musty all summer even when it is dry. Why?

Because the slab and the walls stay cold while July air is loaded with moisture, so humidity condenses down there whether or not the river has been near you. A dehumidifier plumbed to a drain, sealed duct joints and a return that is not pulling from the floor will change the whole basement. Opening the windows makes it worse. Why is my furnace blowing cold air?

Most often the burners are lighting and then dropping out on a safety, so the blower keeps running with no flame behind it. A dirty flame sensor, a blocked condensate trap or a pressure switch that cannot prove draft are the usual three. In a damp basement the trap and the switch lead the list. It is a diagnosis, not a guess — see heating repair.
