The renovation layer

HVAC in Summit, NJ Is Usually a Coordination Problem

A typical call up here starts with a house that has had two or three serious renovations. The original half still runs on a boiler. The kitchen and family room addition got its own furnace and condenser in the crawl. Somebody later finished the lower level and put a ductless head in it. Each piece works. None of them was ever set up against the others, so the addition overshoots while the front rooms lag, and the owner has learned to keep one thermostat permanently overridden.

Terrain adds to it. The ridge means walkout lower levels, driveways that climb, and outdoor units set on graded pads where meltwater from above runs straight through the coil in February. Refrigerant lines run further than a flat-lot house needs, and a condenser tucked into a cut bank has no clearance behind it.

Our answer is a survey before a proposal. We identify every piece of equipment, what it serves, how it is controlled and what it actually delivers under load. Then we say which parts should be joined into one zoned system, which should stay independent, and what is genuinely at the end of its life.

Why do two zones in my house fight each other?

Usually because they were installed years apart and share something neither installer knew about — a common return, an open stairwell, or a damper that closes against a blower with no bypass. One zone satisfies, the other keeps calling, and air moves between them faster than either can condition. We map what serves what, then either separate them properly or bring them under a single zoning panel.

We are adding on. Can one system serve the whole house?

Sometimes, and it is worth asking before the framing goes up. The deciding factors are whether the existing trunk can carry the extra air, whether there is a return path to the new rooms, and how differently the addition will behave — a glass-heavy rear room on a west slope is not the same load as the original front parlour. Bringing us in at drawing stage is far cheaper than adding a second system afterwards.

Our windows sweat since the renovation. Is that the heating system?

It is the envelope and the ventilation together. A gut renovation with new sheathing, spray foam and tight windows stops the accidental air changes the old house relied on. Moisture from showers and cooking now stays inside and finds the coldest surface. The fix is measured ventilation — an energy recovery ventilator and humidity control set to a target, not a humidifier turned down.

How do I know if I have a heat pump?

Look at the outdoor unit in winter. If it runs when the house is calling for heat, it is a heat pump; a straight air conditioner sits still from October to April. A thermostat with an emergency heat setting is the other giveaway. In a house that has been added to twice, the answer is often that you have both — which is exactly the sort of thing a survey clears up in an hour.
