The mountain houses were built as country places between roughly 1890 and 1930, and almost none of them still heats the way it was designed to. What we usually open is a hydronic system that started on coal, was converted to oil, gained a second boiler when a wing was added, then had zone valves fitted in a bank across one wall as rooms changed use. Each stage was reasonable on its own. Together they leave a system with more circulators than it needs, mains that no longer match the load on them, and a control strategy nobody has written down since the 1970s.

The other feature of these properties is that they are not one building. A carriage house is now an office or a gym, the gate cottage is occupied, the pool house wants heat in October. Very often they are all fed from the main boiler through buried lines laid decades ago, which is fine until the day it is not — and a buried leak under a gravel drive is a bad way to find out. Where a second building can stand on its own equipment, we usually say so.

Down in the village around Olcott Square the housing is smaller and older, on tighter lots: two-storey frame houses, some with steam, plenty converted to hot water badly. Those jobs are about getting the near-boiler piping right, venting properly, and adding cooling without opening a plaster wall the owner does not want opened.

We still heat with oil. Should we convert?

It depends on what is in the road and what is in the ground. Where there is no gas main, the real comparison is propane against a cold-climate heat pump keeping the oil boiler as backup, and that is decided on your delivery records rather than on a rule of thumb. Either way the tank matters: an ageing buried tank is a liability that wants resolving on its own schedule, not on the day the burner finally quits.

The cottage and the main house are on one boiler. Is that a problem?

It works until the buried line between them fails, and then you are digging up a drive in February to find a pipe laid before anyone remembers. It also means the cottage is heated on the main house’s schedule. When the boiler is due anyway, giving the second building its own small system — often a ductless heat pump with electric backup — usually costs less over its life than replacing the run, and it uncouples two households that keep different hours.

On a house that has been re-zoned in stages, that is normally flow rather than capacity. Zones added later were often teed into a main already carrying its full load, so the newest zone starves whichever branch is longest. We measure supply and return temperatures at each circuit under call, check the valves actually open, and rebalance — occasionally repiping a manifold. It is rare that a bigger boiler is the answer, and a bigger boiler will short-cycle in the shoulder months.

What happens to our heat when the power goes out up here?

Nothing runs without power, including an oil or gas boiler — the burner, the controls and every circulator need it. On mountain properties fed by a long overhead spur, that makes the standby arrangement part of the heating design. We check that the heating circuits are actually on the transfer switch, that the generator carries their starting load, and that a heat pump added later has not quietly been left off it.
