Four Ways a Jersey House Gets Cooled

Our footprint runs from Hoboken row houses to Randolph new builds, and no single kind of cooling covers it. A post-war ranch in Paramus has a central split system with ducts in a hot attic. A brownstone in Jersey City has no ducts at all and never will. A landmarked colonial in Ridgewood takes small-duct high-velocity because a two-inch flexible tube fits where a rectangular trunk does not. Why is my house humid even when the AC is running?

An air conditioner dries the air only while the indoor coil is cold and wet and air keeps passing over it. If the equipment satisfies the thermostat in short bursts, it never runs long enough to pull much moisture out, and what it did condense can be blown back into the house by a fan left in the on position. Oversized equipment is the usual root cause. Where the house is genuinely damp beyond what any cooling system can handle, a whole-house dehumidifier is the honest fix.

Why is one room always warmer than the rest of the house?

Almost always air delivery rather than the equipment. A long flex run that got crushed behind a knee wall, a return that serves half the floor through one grille, an addition tied into a trunk that was already at its limit. Adding a bigger condenser makes that room no cooler. The fix is duct and return work, a zoning damper, or a ductless head for the one space.

Can I get air conditioning in a house with no ductwork?

Yes, and in older Hudson and Essex County housing it is often the better route anyway. Ductless mini-splits need a three-inch penetration and a line set, not a chase. Small-duct high-velocity systems thread two-inch flexible tubing through existing wall cavities where a conventional trunk would mean dropped ceilings. Both are covered on the ductless page.

What is the difference between central air and a heat pump?

Mechanically, a reversing valve. A straight air conditioner moves heat out of the house only. A heat pump runs the same cycle backwards in winter and heats with it, so one outdoor unit covers both seasons. If your condenser is due for replacement anyway, the price gap between the two is smaller than most people expect and the incentives are different. See heat pumps.

How long does an air conditioner last in New Jersey?

Twelve to eighteen years is the normal band here. Coastal and urban air is harder on outdoor coils than inland air, and a condenser sitting under a dryer vent or beside a cottonwood ages faster than the calendar suggests. Annual cleaning moves a system toward the top of that range. When yours reaches it, the replacement page covers what to weigh.

Should I cover my outdoor unit over the winter?

A full wrap does more harm than good. It traps moisture against the coil and makes a warm, sheltered nest for rodents, which chew wiring. If the unit sits under an eave that dumps ice, a lid over the top only is reasonable. A heat pump gets covered never, because it runs all winter.

Do you handle commercial air conditioning too?

Yes. Rooftop units, split systems in offices and retail, chillers and cooling towers, and the controls that run them. That work is scoped differently from residential, so it lives on the commercial pages, including a Manhattan lane out of the Englewood Cliffs office.
