HVAC Service in Chatham, NJ

Chatham is two places under one name. The Borough is pre-war, walkable and built out around the station. The Township runs south and west onto ground that never really dries. HVAC in Chatham, NJ starts with knowing which of the two you are standing in.

Two Chathams, Two Different Jobs

The Borough is about a mile square and was finished before the Second World War. Centre-hall colonials, foursquares and shingled capes on lots you can cross in a few strides, laid out around the station on the Morris and Essex line. There is a gas main under nearly every street, so fuel is seldom the argument here. What the house can be asked to carry is.

Ask it to carry a heat pump and the meter becomes the question. A borough house of this vintage often still runs on a service that was generous in 1955 and is not now: a small panel with no spare ways, a subpanel added for a kitchen, a meter on a wall with nowhere beside it for a disconnect. So we count the electrical load the same way we count the heat loss, and say up front when the service has to be raised first. That is a permit and an inspection, and it belongs in the programme rather than in a surprise on install day.

Across the river the Township is a different building stock on wetter land. Split-levels and ranches from the 1950s and 1960s sit over shallow crawl spaces near the Passaic and the edge of the Great Swamp, where ground moisture is a permanent design input and not a wet-spring complaint. Supply ducts run through those crawls with the insulation sagging and the vapour barrier torn, so in July the duct sweats into the floor structure instead of drying the rooms above it.

Which is why the cooling answer down there is usually less capacity, not more. A bigger condenser reaches the set point sooner and leaves the water in the air behind. We measure what the crawl gives back, seal and re-support what runs through it, then add dehumidification that keeps working on the mild damp days when the cooling barely runs.

  • Panel and service capacity assessed before any heat pump is quoted
  • Crawl space duct sealed, re-supported and re-insulated
  • Dehumidification specified for houses over damp ground
  • Weekday access arranged in advance for houses empty until evening

Heating, Cooling and Emergencies in Chatham

Heating

Gas furnace and boiler replacement with the venting brought up to current practice, and heat pump conversions costed with the electrical work included rather than left off the sheet.

Cooling and Humidity

Cooling judged on how much water it removes, not just how cold the supply air is. Sized against a measured load, with dehumidification where the ground under the house keeps feeding moisture back in.

Emergency

Answered around the clock. In the township the water lines often run through the same cold crawl space as the ducts, so a January breakdown in an empty house is a plumbing risk as much as a comfort one.

Planning a Heat Pump in the Borough

Have the heat loss and the electrical service looked at in the same visit. One without the other is how a project stalls at inspection.

Chatham Questions

Does it matter whether we are in the Borough or the Township?

It changes the job more than the postcode suggests. A borough house is older, tighter to its neighbours, gas-heated and usually limited by its electrical service. A township house is younger, ducted already, and limited instead by what sits under the floor. The equipment catalogue is the same; the survey, the sequence of work and the price of it are not.

Will our electrical service take a heat pump?

Sometimes as it stands, often not. We add up the existing demand, the new equipment and any backup element, then look at the panel for free ways and at the meter for room to work. Where the service has to be raised, that is arranged and inspected ahead of the equipment date rather than alongside it. A heat pump matched to a modest borough house is a smaller electrical ask than most people expect, and choosing one with a low backup requirement keeps it that way.

The basement smells musty all summer and the air conditioning never stops.

Those two usually share a cause near the Great Swamp and the river flats. Moisture rises out of an unsealed crawl, the cooling coil never runs long enough to strip it, and the house sits cold and humid at once. Sealing the ground plane, dealing with the duct in that space and adding a dehumidifier that runs independently of the thermostat fixes more than a larger condenser ever has.

Nobody is home on weekdays. How does the scheduling work?

Chatham is worked from Belleville and it is a genuine run west, so we book this end of Morris in grouped days with a confirmed window instead of putting a clock on the drive. Tell us at booking how we get in and whether anything in the cellar is locked. Surveys and replacements need somebody able to make decisions, so those are scheduled around you. No-heat and no-cool calls are taken at any hour.
